Needs trashout, yard cleanup, a small porch floor patch, two exterior doors. Inside, needs flooring (has HW in most of house), interior paint, bathroom rehab, a couple drywall patch jobs, a couple interior doors, and a kitchen cabinet door (or redo the kitchen for higher rent).
Utilities are off, so may need plumbing repair if pipes froze. Pipes are copper and are easily accessible from basement in this ranch house.
